€56,500
Between the lowest and the highest offer on the house above. Same house, same day, five buyers.
A home usually gets one price, from the first buyer who asks. Here it gets up to five, from buyers who know they're competing, and you choose.
- No repairs, no cleaning. Buyers price the home as it is.
- One visit. Forty minutes, at a time you choose.
- No fee to compare. Turn every offer down if you like.
Four days, one visit. No repairs.
You tell us about the home once. Buyers who match it make cash offers against each other, so the price is set by competition, not by the first person through the door.
-
Day 1

Tell us about the home
Ten minutes online: the rooms, the condition, a few phone photos. No listing, no agent.
-
Day 2

One visit
One of us walks through with you, once, and shares the photos with every buyer. Nobody else comes round.
-
Day 4

Offers, side by side
Up to five cash offers in writing, each with its closing date and what you'd keep after costs.
-
Your date

Pick a date, get paid
Accept one and choose when to close, from seven days to sixty. Or walk away: it costs nothing.
What would buyers offer? See it in a minute.
Four answers about your home. We model the offer each kind of buyer would make, and what you'd keep compared with listing it. Real offers follow the visit.

How we worked it out
Buyers' offers are modelled from what each kind of buyer pays for a home like this: a renovator's resale margin and repair costs, a landlord's rental yield, a builder's land value, an instant buyer's fixed fee. Listing assumes the home sells at the price shown, after the time shown; prices often move during a sale. Real offers come after the visit.
Five kinds of buyer. One home.
Each kind of buyer wants something different from a home, so each prices it differently. That gap is what you get to choose from.

Renovator
Buys homes that need work, puts them right and sells them on.
Can close in 10 days

Landlord
Buys to let. Likes apartments and small houses, tenants included.
Can close in 21 days

Builder
Buys houses with room to extend, or a plot to build on.
Can close in 30 days

Local buyer
A family or person buying to live in, with the money ready.
Can close in 30 days

Instant buyer
A company that buys homes in good order for a fixed fee.
Can close in 14 days
Proof of funds first
Every buyer shows us the money before they see a single home.
A deposit with every offer
2% held with your notary or solicitor the moment you accept.
In writing, for seven days
Each offer is a written document you can show anyone, valid for a week.
Three ways to sell. Plainly.
Listing usually gets the highest price for a home in good order. Several is for when speed, certainty or the state of the home matter more. The estimate above shows you both.
| What you get | Several offers | One cash buyer | Listing with an agent |
|---|---|---|---|
| Offers you see | Up to five, side by side | One | Whatever comes, over weeks |
| Repairs and cleaning | None | None | Usually, before photos |
| Visits | One | One | Ten or more viewings |
| Time to close | 7 to 60 days, you choose | 7 to 30 days | Three to six months |
| What it costs you | No fee; your legal costs, about 0.5% | Built into a lower offer | Commission, about 2.5%, plus repairs and the months in between |
| The price | The best of several cash offers | One price, take it or leave it | Often the highest, if it sells at asking |
| Certainty | Cash, with a deposit paid | Cash | Sales can fall through late |

Bring us a listing. Keep your commission.
- Cash offers in four days, as a floor for your seller before the listing goes live.
- List on the open market anyway: our offers stay valid for seven days.
- When your seller accepts one, the buyer pays your commission at closing.
Before you ask.
Is there a fee?
Not to you. Getting and comparing offers is free. If you accept one, the buyer pays our fee; you pay your own legal costs, usually around half a percent of the price.
Are the offers binding?
Each offer is in writing, valid for seven days and backed by proof of funds and a 2% deposit. A buyer can only change the price if the visit finds something your description left out, and we show you exactly what.
What happens at the visit?
One person from Several walks through with you for about forty minutes, takes photos and notes the condition room by room. Every buyer works from the same visit, so nobody else needs to come round.
I still have a mortgage on it.
That's the usual case. The mortgage is paid off from the sale at closing and the rest is paid to you, the same as any sale.
There are tenants living there.
Landlord buyers often prefer that. Tell us the rent and when the lease ends, and we'll arrange the visit around your tenants.
Can I still list it with an agent?
Yes. Many sellers use our offers as a floor and list anyway. Nothing obliges you to accept any offer, and turning them all down costs nothing.
What is your home worth to five buyers?
Free to compare. One visit. Walk away any time.
